Design and Delivery of Thermal Zones and Wellness Spaces Turnkey

 

We create thermal zones and wellness spaces for hotels, resorts, SPA complexes and recreational facilities, providing a complete project cycle — from concept and design to construction, commissioning and service support. Our team combines the expertise of architects, engineers and specialists in water- and wellness-technologies, and all core project disciplines are developed within a BIM environment.

 

Concept, Functional Program and Master Plan

 

The process begins with an analysis of the property and context: hotel profile, target guest segments, seasonality, competitive landscape and engineering constraints.

At this stage, we define the functional program and guest journey: service mix, capacity, zoning, user flows and intended visitor experience.

The concept establishes the overall structure of the project, defines area requirements, zoning logic, operating model, preliminary CAPEX and commercial potential of the wellness zone.

 

Architectural Solutions and Space Planning (BIM)

 

The concept is then translated into planning decisions. We develop layouts in a BIM environment, which enables:

  • precise coordination of architecture with engineering packages (HVAC, WSS, electrical, technology);
  • early identification and resolution of clashes;
  • accurate quantities and specifications for budgeting and procurement.

We design the placement of thermal rooms, administrative spaces, service, technical and support zones. Particular focus is given to circulation flows for guests and staff, clean/dirty paths, acoustics, privacy and integration with the hotel’s infrastructure.

The design of pools, plunge baths and water features is completed in accordance with current European standards for public pools and wellness facilities: EN 15288-1:2018+A1:2024, EN 15288-2:2018 as well as European wellness quality frameworks — EuropeSpa med / EuropeSpa wellness.

In parallel, we shape the architectural and interior concept, selecting moisture- and chemical-resistant materials, anti-slip finishes, acoustic solutions and layered lighting scenarios.

 

Wellness & SPA Engineering (HVAC, WSS, ELV, BMS)

 

A wellness facility is a high-demand technical environment with strict heat and humidity loads. We develop a full engineering suite across the following disciplines:

 

HVAC (Heating, Ventilation & Air Conditioning)

 

  • ventilation and dehumidification systems with full heat-moisture calculations;
  • equipment selection (dehumidifiers, AHUs, heat recovery) and microclimate control.

 

WSS (Water Supply & Sewerage, incl. water treatment)

 

  • water treatment, filtration and disinfection schemes for thermal pools, whirlpools and contrast baths;
  • circulation, heating, drainage and sanitary requirements;
  • floor slopes, drainage points and emergency discharge systems.

 

Electrical & Power Systems (EL)

 

  • load calculations for heaters, steam generators, pumps and dehumidifiers;
  • cable routing, switchboards, functional and emergency lighting.

 

Automation & BMS (Building Management System)

 

  • control and optimisation of engineering systems and heat loads;
  • scenario-based operating modes (day, night, show mode, eco mode);
  • monitoring, dispatch and integration with hotel control systems.

 

All disciplines are integrated into a single BIM model, ensuring consistency across architecture, technology and engineering, and reducing risk during construction and commissioning.

Technology, Specifications and Equipment Supply (BIM + European Standards)

 

The technological scope defines the full composition of wellness equipment and its integration. In the BIM environment we model:

 

  • saunas, steam rooms, hammam, infrared cabins, snow rooms and salt rooms
  • thermal pools, hydromassage basins, Kneipp paths, contrast baths, experience showers and ice fountains
  • pump stations, heat exchangers, filtration systems and chemical dosing
  • heated loungers, technical furniture and auxiliary equipment

 

The technology package includes placement of plant rooms and equipment, routing and connections, drainage, requirements for foundations and waterproofing, ventilation and power supply for each unit. The BIM model consolidates all links and specifications and provides the basis for accurate final budgeting.

 

Construction Delivery, Site Supervision and Commissioning

 

Once design development is complete, we support the project on-site through:

 

  • verification of construction and installation work against project documentation and the BIM model
  • timely issuance of adjustments and details when changes occur on site
  • quality control of materials and installation in critical high-moisture areas (thermal rooms, pools, insulation, waterproofing)

 

The commissioning phase includes testing of engineering and technological systems, operating mode calibration, automation setup and operational readiness. We train staff and, if required, support soft-opening and handover to the hotel operations team.

step 1At this stage, we establish the foundation of the future wellness space. We analyze the site specifics, target audience and location, and shape the functional program: the set of thermal rooms, SPA services and hydrothermal elements, capacity, guest flows and user scenarios. The concept defines the architectural, technological and operational direction of the project and becomes the basis for detailed design and engineering development.
Design Project4–6 weeks
step 2At the design stage, we form the visual and spatial identity of the future wellness zone. We develop the interior concept, select materials, lighting, finishes, color palettes and experiential scenarios, taking into account operational requirements. The design is integrated with space planning and engineering systems, modeled in BIM and used as the foundation for working documentation and subsequent implementation.
Wellness Technology Design4 – 6 weeks
step 3At this stage, we develop the full set of working and engineering documentation required for project execution. In the BIM environment, architectural layouts are coordinated with HVAC, WSS, electrical and automation systems. Structural details, material and equipment specifications, water treatment and ventilation schemes, locations of technical rooms and drainage systems are defined. The completed project package ensures accurate communication of design intent to contractors, minimizes construction risks, and guarantees compliance with European wellness and thermal zone standards.
Construction and Installation Works8 – 12 weeks
step 4At this stage, the project transitions to on-site implementation. General construction works are carried out, including preparation of spaces and engineering routes, installation of piping, drainage, cable lines and embedded components. Equipment for thermal and hydrothermal zones is installed: saunas, steam rooms, hammam, pools, pump rooms, ventilation and filtration systems. All activities are executed in accordance with the working documentation and the BIM model, with strict quality control and adherence to construction and installation standards.
Preparation for Opening and Soft Launch3 – 4 weeks
step 5In the final phase, finishing works are completed, including installation of decorative elements, lighting, furniture and small architectural forms. Equipment for relaxation areas and F&B points is installed, and the space is cleaned and prepared for guest use. In parallel, technological systems are configured, staff are trained, guest-flow scenarios are refined and SPA and thermal facilities are tested under soft-opening conditions. Following verification of services, quality control and incorporation of early feedback, the facility is ready for full opening and guest operation.
Author and Technical Supervision16-24 weeks
step 6Author and technical supervision ensures precise adherence to all design decisions throughout every project phase. We monitor execution against drawings and the BIM model, verify materials, check installation quality and enforce compliance with technical requirements. We coordinate contractors, issue timely corrections, and support commissioning and testing of engineering systems. Supervision guarantees that architectural, visual and operational parameters are achieved, minimizes rework risks and ensures the handover of the facility exactly as it was designed.
