Projects are delivered on a full-cycle basis — from business logic and concept development to commissioning and handover to the operating team.
Project Concept and Feasibility (TEO)
A properly defined concept saves tens of percent of the budget and determines whether a pool becomes a profit center or a cost-intensive asset. At the preparatory stage, we define the purpose and return on investment of the pool:
- analysis of the target audience and usage scenarios;
- definition of the pool format: children’s, family, sports, spa, thermal, etc.;
- guest content composition: hydromassage, pool bar, children’s animation features, swimming zones, beach areas;
- functional zoning: active (children, attractions), visual (infinity, hydromassage), calm (relax, adults-only), and technical (equipment, storage, service);
- site placement assessment, including preliminary calculation of guest, service and technical staff circulation routes;
- preliminary CAPEX estimate with ±15–20% accuracy;
- OPEX forecast: electricity, water heating, water treatment, chemicals, service;
- ROI assessment through ADR, occupancy and F&B multiplier;
- verification of engineering constraints of the site (what is feasible and what is cost-intensive).
Hotel Pool Design (BIM)
This stage combines engineering logic with detailed design — from principles to working documentation. The accuracy of selected solutions directly affects CAPEX (±15%), construction schedule, service life and operating costs.
- Pool structure (RC/Steel) — pool type (concrete or stainless steel), reinforcement, expansion joints, waterproofing, loads and connection details.
- Technology design (TX) — circulation, filtration, disinfection, water heating systems and water attractions; design of utilities and technical rooms; BIM 3D model of the pool and engineering systems.
- Water Supply & Sewerage (WS) — connection to external water and sewer networks, internal water supply and drainage systems in technical rooms and pool hall.
- Power Supply and Lighting (EL) — external power connection and grounding schemes, control panels and equipment connection layouts, pool lighting design.
- Automation and Control (ASU/BMS) — automated operating algorithms, sensors and control parameters, emergency scenarios, and integration with the hotel’s management and monitoring systems.
- Material and Work Specifications (BOQ) — detailed cost estimate for equipment, materials and scopes of work.
Construction of Swimming Pools for Hotels
At this stage, a full scope of preparatory and construction works is carried out:
- Site preparation: geodetic layout and organization of the construction area, earthworks, excavation of the pit and base preparation, installation of drainage and backfill layers (if required).
- Pool shell construction: assembly and tying of reinforced steel frames for walls and bottom, installation of sleeves and embedded niches, installation of technological piping (with pneumatic pressure testing) and cable routes, formwork installation and concrete pouring of the pool shell.
- Primary protection and preparation for engineering systems: formwork removal and surface treatment, preparation of surfaces for waterproofing and subsequent finishing works, installation of embedded elements. Hydraulic testing of the pool shell after waterproofing.
Equipment Installation and Pool Commissioning
This stage transforms the engineering infrastructure into a fully operational system and completes the commissioning of the facility.
Key works include:
- installation of circulation, filtration, disinfection, water attraction supply systems and automation equipment;
- installation of piping and utilities in technical rooms;
- connection of systems to external utility networks;
- connection of control panels and integration with the BMS;
- final finishing of the pool shell and surrounding areas;
- system start-up, pool filling and hydraulic testing;
- training of operational staff in equipment operation and maintenance;
- test operation under engineer supervision and adjustment of operating modes.
